Silver Creek Estates' History
Silver Creek Estates is a modular home community. It is leasehold (versus land titles) which means you own your home and other buildings, but a company owns the land. Purchasing here means paying a monthly amount that includes the land rental, residential taxes and water/sewage. You do receive a copy of your residential taxes for income tax purposes.
Purchasing and selling at Silver Creek Estates involves an exchange of documents, and setting up accounts for gas, hydro, TV and Internet.
Owners are responsible for the maintenance of their property.
The company takes care of access ways (plowing roads) and ensures the quality of water to homes and sewage. All properties are hooked into a Sewage Treatment System versus individual septic systems.
It was originally developed in 1989 by John Haines, Sr. who had the foresight to recognize the need for more affordable and convenient homes. The park was divided into two sections with a gated community over 50 and a family part. Fencing is only allowed in the lower section.
John sold the property in 2005 to Killum.
They managed the property until 2012 when they sold to Capreit.
There have been many changes over the years like the removal of the gates and an overall more blended community. It’s a friendly community that allows pets.
